In order to make a booking or check availability via our web site please complete all details below. Once we have your details we will provisionally book the dates and send you your completed booking form to sign. Upon receipt of your deposit we will confirm the dates for you.

Booking Conditions-
Should accommodation not be available for any reason monies paid to the owners will be refunded in full and final settlement.

Bookings are from 3.00p.m. Saturday to 10.00a.m. Saturday. Should incoming guests' arrive prior to 3.00p.m. and take up tenancy before the cleaner has been to the cottage or before the cleaner has finished cleaning the cottage then no complaints regarding the cleanliness of the cottage will be accepted.

Guests shall pay the owners for any losses or damages however caused.

The number of guests occupying the cottage shall not exceed six except by prior arrangement.

Guests shall not part with possession of the property or share it except with members of the party shown on the booking form.

Guests are fully responsible in the case of accident loss or damage from any cause whatsoever in respect of themselves their children and any person invited into the property.

Guests will permit the owner's reasonable access to the property.

Guests using the parking spaces provided do so entirely at their own risk.

No responsibility will be accepted for loss or damage to guest's property howsoever caused.

Bookings are provisional until deposit is received. £200 deposit is required per cottage per week (£400 for Xmas & New Year). Deposits are non-returnable. Balances are due EIGHT weeks prior to commencement of occupancy. Should balance not be received eight weeks before commencement of occupancy we reserve the right to re-allocate the booking. Cancellations less than eight weeks before commencement are payable in full. We strongly advise you to take cancellation insurance, to cover this eventuality.

Cancellations must be given in writing and acknowledged by the owners.

The cottage is let on the understanding that the accommodation is for holiday use only (section 9 of the rent act 1977) and that no right to remain in the accommodation exists for the guests or anyone in the guest's party.

The keys to the property must be returned to the key holder no later than 10am at the end of the tenancy.

By Road
Brixham is about 28 miles South West of Exeter. At the southern end of the M5 alter joining the A38 for a couple of miles fork fork off onto the A380 to Torquay. From Torquay the route to Brixham 7 miles further West is well signposted.
By Train
Trains for Brixham. Trains from London Paddington run directly to Paignton From Paignton travel to Brixham is only about 3 miles by taxi or bus.
By Air
There are airports at Exeter and Plymouth which are about 30 mins away by road. If you are arriving into one of the major International Airports and would like us to check out onward connections to Exeter or Plymouth, please let us know.
